Andy Bergfeld has represented a wide variety of clients in virtually all fields of commercial real estate. As one of only a few CCIMs in East Texas, he has represented investors in the acquisition of many income-producing properties, both existing cash-flow properties and development projects with future cash flows.

Site Selection
Andy has also been retained by local companies such as El Mejicano Mexican Restaurant in acquiring a restaurant in the Tyler Market, as well as national companies such as Advance Auto Parts in their most recent Tyler location.
Portfolio Development, an apartment developer based in Dallas, used Andy as their exclusive agent in selecting a site for Tyler's newest and most upscale apartment, The Bridges on Kinsey, which opened in 2005, and in 2006, sold a 19-acre tract to another apartment developer from Mississippi for a new complex near Jack Elementary.
Mr. Bergfeld recently represented an investor in the purchase of 13 acres at the intersection of Hwy. 69 and FM 344. This Bullard property is considered by many to be one of the best future development tracts of land in Smith County.

Retail
Julius Bergfeld has leased and managed retail property in Tyler
for the last 30 years, negotiating leases with such national tenants
as Luby's, Brookshire's and Montgomery Wards. His leasing and
management has helped Bergfeld Center remain as one of the premier
shopping centers in East Texas for over 55 years.
Andy Bergfeld has been negotiating retail leases for tenants
since 1998. Bergfeld was hired by Dakota's Steak House and 360
Fitness to represent them in leasing space in Gateway Plaza and
Brookside Village respectively, just to name a couple.
Office
Andy was also hired by Cunningham Lindsey, U.S., to sell
their 46,000-square-foot office building located in South Tyler.
A successful sale was closed to a large local hospital.
He also spent much of the last seven years representing landlords
negotiating leases with tenants such as Morgan Stanley, New York
Life, Prudential, Metlife, Texas Bank and Trust, Aflac and Apache.
Andy has also represented many local tenants in leasing office
space.
